Mold in an HVAC system needs three things: moisture, organic dust, and a surface. Air conditioning creates the moisture, ordinary household dust supplies the food, and duct liner or a damp drain pan provides the surface. That is why growth so often starts at the coil, the drain pan, and the first few feet of supply duct rather than deep in the runs.
Our mold service starts with inspection: camera survey of the ducts, examination of the coil, pan, and cabinet liner, and identification of the moisture source that made growth possible. Removing visible growth without fixing the moisture only buys a season.
Where growth is present and within our scope, we perform source removal followed by an EPA-registered antimicrobial treatment, then correct the conditions we can — clearing the drain line, correcting pan slope issues, sealing bypass gaps, and recommending humidity control. If the situation calls for a licensed mold remediation contractor, we say so directly instead of taking the job. Service starts at $199 with the scope confirmed before work begins.
