About Odor Removal & Deodorization

Persistent household odors almost always have a source, and very often that source is inside the HVAC system. Smoke residue coats duct interiors and re-releases every time warm air passes over it. Pet odor concentrates in the return path. Mildew grows on the damp coil and drain pan. Cooking oils migrate into the return and build a film. Air fresheners mask all of it for a few hours and change nothing.

Our approach is to find and remove the source first. We inspect the system on camera, identify where the odor originates, remove the contaminated material through full source-removal cleaning, then treat the cleaned surfaces with a professional deodorizer that neutralizes odor compounds rather than covering them with fragrance.

Smoke damage, previous-owner pet odor in a newly purchased home, and post-flood mildew are the three cases we see most. In each, the difference after treatment is obvious within the first heating or cooling cycle. Priced at $89 per system, usually booked together with a duct cleaning.

How the appointment works

  1. 1
    Inspection & walkthrough

We arrive in the 9am–6pm window, protect your floors and furnishings, then inspect the odor source, ductwork, coil, and drain pan with an HD camera and show you what we find before any work starts.

  2. 2
    Containment & setup

Negative pressure is established with a truck-mounted or portable HEPA vacuum so debris travels out of the building, not into your rooms.

  3. 3
    Agitation & extraction

Rotary brushes, air whips, and compressed-air tools break loose the bonded dust and buildup while the vacuum pulls everything out under continuous suction.

  4. 4
    Verification & report

We re-inspect on camera, take after photos, walk you through the results, and only then do you pay the technician at your doorstep.

Common questions

Can you remove smoke smell from ducts?+

Yes. We clean the system first to remove the material carrying the smell, then treat the interior. Masking sprays alone always fail.

How much does odor removal cost?+

$89 per system, usually combined with duct cleaning since treatment on its own rarely holds.

How long before the smell is gone?+

Most customers notice the difference the same day, and fully within 24–48 hours as the system cycles.
